PROJECT DESCRIPTION

BUILDING STRUCTURE

  • Stilt+ 3 Floors RCC framed structure with Foundation designed to withstand seismic loads as per structural design conforming to BIS
  • Ceiling height will be maintained at 10’-0” ft clear from finished floor level other than sunken areas

  • Kitchen: Dadoing with Glazed tiles for wall height up to 2” height for Kitchen Counter Tops.

PAINTING

  • All plastered walls within the house including ceiling are finished with 2 coats of Wall Putty, One Coat of Primer and 2 coat of emulsion from Asian Paints Premium Emulsion variant.
  • All the external walls will be finished with one coat Exterior primer & 2 coats of Weather proof exterior washable emulsions from Asian Paints Apex Variant.
  • All Mild Steel work is finished with 1 coat of Redoxide Primer &Two coat of Satin Enamel smoothly finished in all respects from Asian Paints.
  • All Balcony Doors/Utility Area Doors will be finished with One Coat of Primer and two coats of Satin Enamel from Asian Paints.

KITCHEN PROVISION

  • For every kitchen Granite counter & 304 grade Steel sink will be provided with proper plumbing works. Dadoing with Glazed tiles for wall height upto 2’ height for Kitchen Counter Tops.
  • Separate taps provided for bore and metro.

STAIRCASE AND FRONT BALCONY RAILING

  • All the staircase handrails will be provided in Stainless steel railing.
  • Balcony handrails will be provided in Mild Steel Casting of height 3” feet from the floor level. Designs are subject to Owner’s preference.
  • Service Area will be a closed enclosure with Stainless steel grill.
  • Safety Grills will be provided in Mild Steel to all units including GF Entrance and Terrace entrance.
  • Window grills are provided in Mild steel.
  • OHT Ladder will be provided in GI pipe of weight 80 to 90 Kgs.
  • Clothesline will be provided in Mild steel in terrace.
  • Hanger Hooks will be provided in GI throughout Terrace.

ELECTRICITY AND WIRING

  • Fully Concealed wiring with adequate electrical points provided in all rooms.
  • AC provisions provided in living room and bedrooms.
  • Switches: Modular Switches from Anchor Roma Brand Urban Variant.
  • Wiring: FRLS wires from Orbit
  • 3 phase separate DB box from Orbit and concealed fire retard Insulated Multi stand Copper wire will be provided in all units with Anchol Roma Isolator’s, MCB’s and Manual Phase change over Rotary switches from L&T.
  • Complete Wires are Concealed in brick work with PVC pipes with ISO marked.
  • 15amps points with 2.5 sq mm rated wiring for up to 1500 watts.
  • 5 amps’ points with 1.0 sq mm rated wiring for up to 750 watts’ capacity.
  • All switches and sockets shall be provided with modular switches with Anchor Roma metal box used with cover plate.
  • MCB’sfrom Anchor Roma.
  • One calling bell point for each unit and common light points in the veranda / portico area.
  • Television and telephone points in the living room.
  • Washing machine 15amps point at utility area.
  • Two-way switches in all bedrooms for one fan and one light.
  • Wiring for inverter will be provided to support 1 light and 1 fan point in each room and 5 amps plug point.
  • Two-way light system for staircase.
  • Two lights in the terrace, 4 lights in the car parking area.
  • Provision for CCTV Camera all around the house

  • Hot and Cold-Water provision provided in all Bathrooms.
